FAAC Access Control Installation: The Henderson Owner’s Guide

If your FAAC gate operator has stopped responding to keypads, remote fobs, or vehicle loop detectors, you’re likely dealing with a failed access control component, not the motor itself. In Henderson, a complete FAAC access control installation typically runs between $650 and $1,400 including parts, labor, and programming, and we stock the common FAAC control boards, receivers, and radio kits on our trucks so most jobs wrap up the same day we arrive. The way most homeowners discover the problem is subtle at first: the gate opens fine with the wall button inside the garage but ignores the keypad outside, or a remote that worked for three years suddenly needs three presses to trigger the opener.

We’re Latch and Post Gate Repair Henderson, an independent gate specialist serving Henderson neighborhoods from Green Valley Ranch to Inspirada. We’re not affiliated with FAAC, but we work on their equipment constantly, and our technicians carry the boards, receivers, and wiring harnesses that match the most common FAAC swing and slide gate setups in southern Nevada.

Which FAAC Models This Applies To

FAAC access control components aren’t one-size-fits-all, and this is where we see a lot of misdiagnosed jobs. The FAAC 455 D control board, for example, runs the 400-series swing gate operators that dominate HOA communities like Inspirada and Anthem. The E024U board belongs to the 750 and 760 slide gate series, and it uses a different communication protocol than the 455 D, so a board swap between those families will not work even though the connectors look almost identical. The FAAC 844 series, common on commercial perimeter gates around Henderson industrial parks, takes a different receiver module entirely.

If you want to identify your exact part before calling, look for a white or silver label on the inside of the control box. It’ll show the board number and a revision letter. The revision matters: FAAC quietly changed the receiver protocols on the 455 D between revision 2 and revision 3, and a remote programmed to one revision will not reliably talk to the other. When it comes to OEM versus aftermarket, for FAAC control boards specifically we recommend OEM or a proven direct-equivalent board. The aftermarket generic boards for FAAC systems often skip the built-in obstacle detection logic that Henderson’s wind gusts make essential. For radio receivers and keypad modules, quality aftermarket options from Nice and Linear work fine and can save you $80 to $150.

Signs Your FAAC Access Control Installation Is Failing

  • Keypad works intermittently, usually worse after rain. Henderson usually doesn’t see much rain, but when it comes, the humidity plus an aging keypad membrane lets moisture reach the contact points. The keypad looks fine from the outside but the internal ribbon cable has started corroding.
  • Remote range shrinks to ten feet or less. The receiver antenna wire inside the control box may have loosened from its terminal, or the receiver module’s sensitivity has dropped. In Henderson’s dry air, static buildup on the plastic housing also degrades reception over time.
  • Gate opens on its own or stays open without command. This usually traces back to a failing limit switch signal being misread by the control board, but occasionally it’s an access control input shorting. We saw this exact symptom on an Inspirada iron swing gate last spring, and it turned out the loop detector terminal had come loose and was pulsing the board.
  • One remote stopped working while the other still functions. The transmitter button’s micro-switch has failed. Easy fix on most FAAC remotes, but if you have the older 2-button DS model, finding a matching frequency replacement matters more than the button layout.
  • Vehicle loop detector no longer triggers the gate on exit. The loop wire embedded in your driveway may have been cut by the desert soil shifting, or the loop detector module itself has drifted out of calibration. In Henderson’s expansive clay soils, loop failures are common after a dry-to-wet season shift.

Replacement Cost & What’s Included

In Henderson, FAAC access control installation lands somewhere in this range depending on what exactly failed:

  • Receiver module replacement: $180 to $320 installed, including the new module and programming your existing remotes.
  • Control board replacement (455 D or E024U): $450 to $750 installed, including full reconfiguration of open and close limits, safety inputs, and accessory wiring.
  • Keypad replacement: $220 to $400 installed, depending on whether it’s a wired FAAC keypad or a wireless stand-alone unit.
  • Loop detector replacement with new loop wire: $350 to $650 installed, including cutting and re-sealing the driveway saw slot.

Every price gets written down and handed to you before we touch anything. No surprises on the invoice, no “while we were in there” add-ons. The labor includes removing the failed component, verifying all wiring connections, programming the new part to your remotes and keypads, and a full open-close-obstruction test cycle. The work itself is covered by our 365-Day Done Right Promise, and the part carries its manufacturer warranty. We also lay drop cloths and wear shoe covers when we need to step inside your garage to reach the control box. Your floors stay clean.

DIY or Call Us?

There are a few things you can safely check before calling. Confirm the breaker for the gate operator hasn’t tripped. Look for visible ants or blackened terminals inside the control box, because insects love the warmth of a control board and their nests short connections. Check that the receiver antenna wire hasn’t been pulled loose. Those are all safe, visual inspections with the power off.

What we don’t recommend is swapping a FAAC control board yourself. These boards carry live 24V AC wiring, capacitor-stored energy, and in the case of the 844 series, line voltage terminals that can seriously injure you if the breaker isn’t identified correctly. A wrong wire on the wrong terminal can also smoke a $500 board in half a second. When you’re ready for a professional, call (775) 210-7739. We’ll give you a straight answer on the phone and a written price on site before we start.
