A sagging gate, a dead opener, a latch that hasn’t lined up in months. Every project below started as something a Henderson homeowner had been fighting for too long. We document the before and after on every job we finish, because the work itself should be the proof. What follows are the transformations we see most often across Green Valley, Anthem, MacDonald Ranch, and the neighborhoods east of Boulder Highway.

Recent Transformations
Rebuilt Gate Post on a Sloped Green Valley Driveway

The problem started the way slope-related post failures always do in Henderson: rain runoff softened the soil downhill, and the post leaned hard enough that the gate dragged a crescent into the concrete. We sawed the old post at the base, set a new pressure-treated post in a deeper concrete collar, and re-hung the gate so it swings with about a half-inch of clearance at the low point. The result is a gate that opens level and latches without the homeowner lifting it. Cody has seen this exact failure along the neighborhoods below Horizon Ridge more times than he can count.
LiftMaster Operator Noise Fix in MacDonald Ranch

This LiftMaster LA400 was grinding loud enough that the homeowner could hear it from the master bedroom before the gate even started moving. The drive gear had worn down to nubs, and the chain tension was walking out of spec every few weeks. We replaced the gear assembly, reset the torque limits, and re-tensioned the chain to factory spec. It now opens with a soft whir instead of a groan. On that job we also added fresh grease to the rail, because the Henderson dust does a number on exposed lubricant.
Ghost Controls Kit on a Wrought Iron Pedestrian Gate

The gate itself was solid: a powder-coated wrought iron pedestrian gate the homeowner had custom built years ago. The problem was it took two hands and a shoulder to swing it open, and the latch pin had bent far enough that it barely caught. We straightened the latch assembly, reinforced the strike plate, and mounted a Ghost Controls kit with a solar-friendly power draw so it runs without a buried line. Now the gate opens with a keypad code and closes itself on the timer. Pet-safe lube on the hinges, shoe covers on the way inside, the whole C.A.R.E. routine.
Viking Swing Gate Arm Off Its Bearing Pivot

A Viking swing arm that pops off its bearing pivot is often mistaken for a dead opener. The motor runs, the arm kicks, and the gate just sits there. We pulled the operator cover, reset the pivot, and found the real culprit: a worn limit cam that had been telling the opener to stop halfway through its arc. Replaced the cam, lubed the pivot, and recalibrated the open and close limits. This is the kind of repair where the fix looks underwhelming in photos until you see the before video of the gate helplessly twitching. Cody has opened this same Viking model about forty times and it still finds new ways to surprise him.
Fresh Gate Installation With New Posts in West Henderson

There was no gate to repair here. The homeowner had a wide driveway opening and a chain draped across two bent t-posts from a previous owner. We cleared the old posts, set two new steel posts in concrete at the right width, and hung a custom steel tube gate with a Mighty Mule opener wired to a fresh outlet. The before photo is just a gap. The after is a gate that actually separates the backyard from the street. This one took a full day, and the written price was on the table before we unloaded a single tool.
